Moving to the East Valley: What Out-of-State Buyers Actually Need to Know

If you're staring down a move to Arizona's East Valley from somewhere else, I get it more than most agents can tell you. My family moved here from California so our kids could grow up with better schools ahead of them — and I learned the hard way that a move like this is never just about the house. It's about timing, trust, and having someone in your corner who actually knows the market you're landing in.

That's the conversation I want to have with you here — not the generic checklist you'll find on every relocation blog, but the things that actually trip people up when they're moving into Gilbert, Chandler, Mesa, Queen Creek, and the rest of the East Valley from out of state.

Why the East Valley, and why now?

Families and remote workers keep landing here for a mix of newer housing stock, strong school districts, and easy access to Phoenix without downtown density. If you're coming from a higher-cost state, the value comparison is usually the first surprise. The second surprise is how fast things move once a well-priced home hits the market — right now, the $500,000–$600,000 range that covers much of Gilbert, Chandler, and eastern Mesa has just 2.67 months of supply, which is solidly seller's-market territory.1 If you're used to a slower market, that pace catches people off guard.

What's actually different about buying here?

New-construction inventory plays a much bigger role in the East Valley than it does in a lot of older, built-out metro areas — nationally, only about 12% of recent purchases were new builds, but the East Valley runs well above that share.2 If you're coming from a market with little new construction, builder contracts, design-center upgrade timelines, and the walkthrough process can all be unfamiliar territory. There's no single answer, but the biggest lever you control is how early you start the conversation. Nationally, about a third of home sellers move out of state rather than staying local4 — so you're far from alone in navigating this. What should you actually compare before choosing a city?

Reputation alone isn't a great filter.
