I get asked less about Pinal County than I probably should be. Most relocation conversations start with Gilbert or Chandler by default — but if budget is a real factor in your move, Casa Grande, Maricopa, and Coolidge deserve a serious look, and the numbers explain why they're growing as fast as they are.
The growth is real, and it's not new
Pinal County has been one of the fastest-growing counties in the country for years, and the most recent data confirms it's not slowing down. Coolidge was Arizona's fastest-growing city between July 2020 and July 2025, growing more than 48% in that span. Maricopa, Casa Grande, and Eloy all grew by more than 25% over the same period, with Maricopa adding over 19,000 net new residents.1 Pinal County's population grew from about 430,000 to almost 540,000 between 2020 and 2025, and it remained Arizona's fastest-growing county into 2026, adding over 18,000 residents in just the most recent 12-month period.2
That growth isn't happening by accident — Pinal County has become a real employment hub for semiconductor manufacturing, electric vehicle battery production, copper mining, and healthcare, and those jobs are pulling housing demand along with them.3
What that means for price
Here's the part that actually matters to your budget: as of mid-2026, Casa Grande's median home price runs around $333,000, Maricopa's around $347,000, and Coolidge's around $300,000 — compared to roughly $455,000–$577,000 across Mesa, Chandler, and Gilbert.4 That's a real gap of $150,000 to $250,000 for what is, in many cases, newer construction and a genuinely growing community, not a declining one.
The honest trade-offs
I'm not going to pretend this is a straight upgrade with no downside — that's not useful to you. The honest trade-offs:
- Commute. Maricopa sits roughly 35 miles south of downtown Phoenix via SR-347, and Casa Grande is farther still. If your job requires a daily commute into the Valley, this is the single biggest factor to think through before you fall in love with the price tag.
- School ratings. Pinal County school ratings generally run lower on average than East Valley districts, though this varies significantly by specific school and neighborhood — worth checking the individual school, not just the city average.
- Days on market. Homes in these markets are currently taking longer to sell than East Valley homes — generally 60–100+ days versus 30–50 in Gilbert or Chandler — which cuts both ways: it's tougher if you need to resell quickly, but it also means more negotiating room as a buyer right now.
What's actually driving this growth
This isn't a speculative bubble story. Casa Grande's growth is anchored by real employers — the Lucid Motors plant and Frito-Lay's manufacturing facility are both there — and Coolidge recently added a large battery energy storage system with enough capacity to power over 44,000 homes, signaling real infrastructure investment, not just rooftops going up.5 Maricopa has been one of the fastest-growing cities in the country for several years running, driven by master-planned community development rather than a single boom-and-bust project.
Is Pinal County right for you?
If your job allows remote or hybrid work, or your commute destination is actually closer to Pinal County than to central Phoenix, the value case here is strong and the growth trajectory suggests it's not a short-term dip in prices.
